Steps to renovate an apartment or villa, from idea to handover

The usual stages of an interior design and fit-out project, from defining needs and budget to taking over the work and handover notes.

Every successful interior design project goes through an ordered set of stages, and understanding them from the start lets you plan and decide on time. These are the usual stages; the details vary with the size of the project and your agreement with the company.

1. Define the needs and the budget
Write down what you want from each space: who uses it and how, what bothers you about the current layout, and which style you prefer. Set an approximate budget and a desired handover date, as they define the scope of the design and the materials.

2. Site visit and measuring
The place is visited, measurements are taken and notes are made on electrics, plumbing, air-conditioning and natural light. The accuracy of this step sets the accuracy of everything after it.

3. Concept and space planning
The space layout, furniture flow, general style and colour palette are presented. This is the best stage for big changes.

4. 3D visualisation and material selection
You see the spaces with colours, materials and lighting, and check real material samples before approving them.

5. Working drawings and quantities
The approved idea becomes drawings the contractor can follow: dimensions, details, electrics, lighting, ceilings and joinery, with a list of items for clear pricing.

6. Execution and supervision
The work is carried out in stages, and regular follow-up helps match what is built to the drawings and spot any difference early.

7. Handover and snagging
The work is checked item by item against the drawings, and small defects are listed so they can be fixed before final acceptance.

The duration and cost of each stage vary from project to project, and it is best to set them in writing in the agreement after the site visit.
